Job Description
Mandatory Requisite:
- Expertise in workplace operations, Electrical, HVAC, IBMS operations, HSSE documentation, ad hoc project executions and communications.
- Workplace floor operations.
Duties & Responsibilities:
- To achieve excellence in preventive maintenance programs at the client site with the highest standards and ensure energy conservation practices.
- Manage M&E scope of the projects to ensure quality and deliverables within the stipulated time.
- Provide comprehensive facility, contract, and procurement management for technical services to the client.
- Achieve financial and other targets established by the Senior Facilities Manager.
- Achieve Key Performance Indicators and Service Level Agreements targets.
- Establish Engineering & Operational procedures and roll them out for site staff.
- Establish contacts with local authorities/landlord on facility-related issues and maintain the relationship.
- Responsible for all legal & authority-related compliances pertaining to facility & engineering systems.
- Plan and manage the budgets for Engineering & Operational contracts.
- Carry out technical audits for all installations at periodical intervals.
- Review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with manufacturer recommendations.
- Plan & take responsibility for smooth operations of all Mechanical, Electrical, plumbing installations, and Civil works pertaining to the facility.
- Responsible for planning a critical spares list for all installations as per manufacturer's recommendations and inventory.
- Responsible for development of all maintenance-related schedules and shutdowns in consultation with Clients/OEMs.
- Periodically inspect the logbooks, checklists, and PPM schedules for better management of Engineering systems.
- Work towards ZERO downtime and set up practices to ensure the delivery of seamless service to Clients.
- Responsible for ensuring landlords' compliance on availability of all statutory obligations such as CEIG, Fire, Lift, Explosives, and stability certificate.
- Lead implementation of EHS/HSSE initiatives on the site.
- Drive the EHS/HSSE compliance programme in the managed facility.
- Ensure Client and JLL EHS/HSSE requirements are fully implemented and complied with.
- Conduct risk assessments and put controls in place.
- Manage incident management processes.
- Train vendors and the site team in implementing EHS/HSSE requirements.
- Guide operations teams and clients on any changed legislative requirements to enable them to plan for continued legal compliance.
- Develop and implement processes for tracking regulatory compliances across managed locations.
- Coordinate with Facility Manager, Corporate EHS/HSSE manager, and ensure implementation of programs.
- Track and close annual compliance.
Performance Objectives:
- Manage day-to-day critical and non-critical operations at the client location.
- Meet or exceed best practice in the provision of services through contracts.
- Establishment and adherence to policies & procedures, compliance deadlines for each of the tasks as advised by the Technical Lead.
Key Skills:
- BE in Electrical Engineering.
- Facility experience of 3 to 5 years.
