The Real Estate and Infrastructure Fitouts Lead will act as the primary technical and execution authority for all civil construction and interior fitout projects across LTM’s India portfolio. The role requires a seasoned professional capable of translating design intent into successful on-site delivery, while overseeing multi-vendor ecosystems, cost controls, and stakeholder expectations in a fast-paced corporate environment. Prior experience with IT/ITES workplace projects is strongly preferred.

Key Responsibilities

Project Execution & Site Management

• Own and manage site operations for all Civil Core & shell construction and interior fitout projects across India, from project initiation through handover.
• Run multiple concurrent projects, ensuring consistent delivery of quality, timelines, and budget requirements.
• Enable execution of base build and fitout works by coordinating inputs across Interiors, Furniture, Security, and MEP streams.
• Establish and enforce quality assurance programmes, health and safety procedures, and compliance frameworks for all sites.

Design Review & Value Engineering

• Assess GFC (Good for Construction) drawings and perform value engineering by proposing alternate design approaches, methods, and materiality.
• Review layouts, look & feel, design basis reports, and detailed design packages; provide structured technical guidance to the design team.
• Verify Makes, tender specifications, and Bills of Quantities (BOQs) for accuracy and completeness.
• Apply AutoCAD drafting expertise to validate design outputs and contribute to overall project documentation.

Cost Management & Commercial Oversight

• Stay up to date on local market rates for Core & shell structure, Façade, and civil & interior items; benchmark and validate vendor quotes using this information.
• Review rate analyses, ratify extra-item claims submitted by contractors, and provide documented recommendations for approval.
• Process, certify, and validate vendor invoices to confirm accuracy and support timely payments.
• Help manage budgeting and cost tracking through the project lifecycle, highlight variances, and recommend corrective actions.

Stakeholder & Vendor Management

• Partner with external design teams and vendor partners; prepare clear scope-of-work statements for all design and project management consultancy services.
• Continuously seek and onboard new vendor partners from the market for civil and interior works to strengthen the approved vendor ecosystem.
• Arrange and chair routine interface meetings and workshops with design teams to ensure prompt action on RFIs, submittals, sample approvals, and schedule milestones.
• Serve as a primary point of contact for customer and stakeholder issue resolution; coordinate internal teams and third-party vendors to support smooth delivery.

Scope, Risk & Documentation

• Contribute to defining project scope and objectives with relevant stakeholders, ensuring technical feasibility is confirmed early.
• Control changes to project scope, schedule, and cost using suitable change-control and verification processes.
• Track and communicate project performance using appropriate tools and methods; maintain comprehensive project documentation throughout the lifecycle.
• Conduct risk assessments and execute risk management strategies to proactively reduce project exposure.
• Convert business requirements into practical project execution plans, including defined budgets and timelines.
• Provide post-handover facility management teams with all necessary project-related technical inputs.

Qualifications & Experience

Education: Bachelor of Engineering (BE) in Civil Engineering

Experience: 12–14 years in site execution and project planning for real estate Building construction and Interior fitout projects

Industry Preference: IT/ITES workplace environments; experience with corporate fitout mandates at scale

Other Requirements: Demonstrated ability to manage pan-India project portfolios across multiple concurrent sites
