INVESTMENT SPECIALIST

Key Responsibilities Investment & Financial Analysis • Identify and screen potential real estate investment and development opportunities aligned with the company's strategy. • Develop financial models and conduct DCF, NPV, IRR, ROI, cash flow, sensitivity, and scenario analysis. • Prepare feasibility studies, investment valuations, and financial assessments for potential projects and acquisitions. • Analyze project assumptions, development costs, revenues, financing requirements, and exit strategies. • Conduct market benchmarking and comparable asset/transaction analysis. Due Diligence & Investment Recommendations • Support commercial, financial, and market due diligence for prospective investments. • Assess key investment risks, sensitivities, and value creation opportunities. • Prepare investment memoranda, business cases, presentations, and recommendations for senior management and investment committees. • Provide clear, data-driven recommendations to support investment and capital allocation decisions. Business Development & Partnerships • Develop and maintain a pipeline of potential investment opportunities and strategic partnerships. • Identify and build relationships with institutional investors, private equity firms, family offices, HNWIs, financial institutions, developers, and strategic partners. • Support the evaluation and structuring of investment opportunities, partnerships, and joint ventures. • Participate in commercial discussions and negotiations as required. Market & Portfolio Analysis • Monitor real estate market trends, pricing, rental rates, yields, supply and demand, and transaction activity. • Track relevant market benchmarks and maintain investment assumptions and databases. • Support the monitoring of approved investments against financial models, business plans, and expected performance. • Identify potential opportunities for portfolio optimization and value enhancement. Key Performance Indicators • Value and quality of investment opportunities identified. • Investment pipeline growth and conversion rate. • Accuracy and quality of financial models and feasibility studies. • Timely completion of investment analysis and due diligence. • Quality of investment recommendations and risk assessment. • Development of strategic investor and partner relationships. • Contribution to portfolio growth, diversification, and value creation.

 Qualifications & Experience • Bachelor's degree in finance, Real Estate, Economics, Business Administration, or a related field. • 4–7 years of relevant experience in real estate investment, development, investment banking, corporate finance, or financial advisory. • Strong experience in financial modeling, DCF valuation, feasibility studies, and investment analysis. • Saudi real estate market experience is highly preferred. • FMVA® or equivalent certification is an advantage.
