Job Description
Key Responsibilities
- Oversee end-to-end operation and maintenance of critical building systems including HVAC, electrical, plumbing, fire safety systems, DG sets, lifts, water treatment plants, and BMS.
- Plan and implement preventive, predictive, and corrective maintenance strategies to ensure maximum system uptime and efficiency.
- Troubleshoot technical issues and ensure quick resolution to minimize downtime and operational disruption.
- Supervise in-house technical teams, engineers, and external service providers for smooth facility operations.
- Prepare duty rosters, assign responsibilities, and ensure adherence to SOPs and safety standards.
- Manage vendor performance, monitor SLAs/KPIs, and handle AMC coordination, renewals, and escalations.
- Drive energy conservation initiatives and monitor utility consumption (electricity, water, fuel) for cost optimization.
- Implement sustainability practices and identify opportunities for energy efficiency improvements.
- Act as the primary technical point of contact for clients, tenants, and internal stakeholders.
- Provide regular operational updates, incident reports, and maintenance schedules to management and clients.
- Support audits, inspections, and compliance reviews related to facility operations.
- Prepare and manage technical budgets including maintenance, utilities, AMC contracts, and capital expenditures.
- Monitor expenses, identify cost-saving opportunities, and ensure budget adherence.
- Support asset lifecycle planning and capital replacement forecasting.
- Oversee minor fit-out works, refurbishments, and technical upgrades.
- Recommend improvements in automation, technology adoption, and operational efficiency.
- Maintain accurate documentation including asset registers, maintenance logs, AMC records, and technical manuals.
